A roof replacement in Edmond costs what your particular roof takes to do right: its size, its pitch, how many hips, valleys and chimneys it has, what is under the old shingles, and the material you put back on. Two houses on the same street can land far apart. Below is what actually moves the number, so you can read an estimate and know what you are paying for.

We are not going to quote a price per square foot here. Any honest number needs a tape measure (or a drone) on your roof first.

Size is measured in squares, and waste counts too

Roofers price by the square, which is 100 square feet of roof surface. That is not the same as your home's living area. Overhangs, porches, garages and pitch all add surface, so a roof is almost always bigger than the floor plan.

Material is ordered with a waste allowance on top of the measured area, because shingles get cut at every hip, valley and rake edge. A simple gable roof wastes little. A roof with lots of hips and short runs wastes more, and that shows up in the material line of the estimate.

Pitch and layout drive most of the labor

A low, walkable roof goes fast. Once a roof gets steep, the crew needs roof jacks, harnesses and more time per square, and that labor is a real part of the price.

Layout matters as much as pitch. Every valley needs its own protection and careful cutting. Every dormer, chimney, skylight and wall that meets the roof needs flashing. The home in the photo above (a recent Roof of the Week in Oklahoma City) shows the extreme: hips, dormers and several chimneys, each one detailed in copper. Many Edmond homes in newer neighborhoods have a version of that, with multiple ridges, front gables and stone chimneys, and each feature adds hours.

What Edmond's rules put in every reroof

The City of Edmond states that no permit is required to replace or repair the roof covering on a residential structure, and the city does not inspect residential reroofs. That does not lower the bar. The city's storm and reroof guidance says all code requirements are in effect even when no permit or inspection is required, and it spells out several that affect your estimate:

  • All existing roof coverings come off. No layering new shingles over old ones, so tear off and disposal are in every Edmond replacement.
  • Drip edge is required on asphalt shingle roofs, installed to the manufacturer's instructions.
  • Ice and water protection is required in valleys and where a lower pitch meets a steeper one.
  • A chimney wider than 30 inches (measured across the slope) needs a cricket behind it to divert water.

Because nobody from the city checks the work, it falls on you and your roofer. If one bid is noticeably lower, look for which of these it leaves out.

Decking: the line item nobody can see yet

The biggest unknown on any replacement is what sits under the old shingles. Rot around a leaky vent or along the eaves has to be cut out and replaced, and nobody can count those sheets until the tear off.

Older Edmond homes sometimes have plank decking (1x8 or 1x10 boards with gaps between them). Some shingle manufacturers will not allow their product over that. The city's guidance says the old planks do not have to be pulled out first; new plywood or OSB can go over them. That still adds material and labor, so a good estimate says up front how decking will be handled and priced. Our guide to roof decking types goes deeper on this.

Material is the choice you control

Architectural asphalt shingles are the most common choice on Edmond homes and usually the least expensive full system. Impact rated shingles cost more than standard ones. Moving to standing seam metal, concrete or clay tile, or synthetic slate from DaVinci or Brava raises both material and labor, because those systems take more time and different skills to install.

Each manufacturer also publishes its own installation requirements, and those set part of the labor. McRay is a GAF Master Elite and CertainTeed Master Craftsman contractor, a DaVinci Masterpiece Contractor and Brava Level 3, so we can install those systems to the maker's own standard. You can compare the options on our asphalt shingles page and the other material pages from there.

How to compare Edmond roofing estimates

Put the bids side by side and check that they describe the same roof:

  • Same measured squares, or close to it.
  • Same shingle line, not just the same brand.
  • Full tear off, drip edge, valley protection and new flashing written in.
  • Ventilation: what is being added or replaced at the ridge and eaves.
  • A per sheet price for decking, so surprises are priced before work starts.
  • Cleanup and disposal included.

Then check the roofer. Oklahoma requires anyone doing roofing work to hold a roofing registration from the Construction Industries Board, with at least $500,000 in general liability insurance for residential work. Ask for the registration number and look it up.

If you are still deciding whether you need a full roof at all, read roof repair vs. roof replacement first. Sometimes a repair is the right answer.

Common questions

How much does a roof replacement cost in Edmond, OK?

It depends on the roof, not the zip code. Size in squares, pitch, how cut up the roof is, the condition of the decking and the material you choose set the number. The only reliable figure is a written estimate built from a measurement of your own roof.

Do I need a permit to replace my roof in Edmond?

The City of Edmond says no permit is required to replace or repair the roof covering on a residential structure, and the city does not inspect residential reroofs. The building code still applies, so the work has to meet it either way.

Can new shingles go over my old roof in Edmond?

No. The City of Edmond's reroof guidance says all existing roof coverings must be removed when a roof is replaced, so a full tear off is part of every replacement there.

Why are two roofing quotes for the same Edmond house so different?

Usually because they are not quoting the same job. Check that both include full tear off, the same shingle line, drip edge, ice and water protection in the valleys, new flashing, ventilation and a plan for bad decking. Also confirm both roofers hold a current Oklahoma CIB roofing registration.
